Are there any additional costs over and above the rental charge?

Apart from vacations involving short stays (see terms and conditions) the only other costs are for optional extras.  We can provide Pool and Jacuzzi / Spa heating (we recommend heating between October and April), a welcome pack and airport “Meet & Greet” (please see Rates page for costs)

Is the pool heated?

The Pool & Jacuzzi / Spa can be heated (by agreement) for an additional cost as indicated on the Rates page. We would recommend pool heat from October through to April. The pool is heated up to the maximum temperature allowed under Florida law (85°).  The pool timer and heat controls are pre-set by our management company - please do not tamper with the settings as this could adversely affect the return of part or all of your security deposit.

What is the maximum number of people allowed in the villa?

The villa holds 10 people in 4 bedrooms comfortably. A cot/crib can be supplied on request.

How do we locate/enter the property?

Directions and keypad entry code will be sent to you 2-3 weeks before arrival.  You do not have to find a management agent after a tiring journey before gaining access to our home.

Will we have to bring bed linen/towels etc.?

The villa is fully equipped for all your likely holiday requirements. Bed linen and towels are provided. A small initial supply of washing powder/dish washer powder/toilet rolls etc. are provided which you may need to top-up as required.

Is there a telephone in the villa?

A telephone is provided for your convenience and all local calls and numbers starting '1-800' can be dialled free from our villa.  Calls to national & international numbers can be made using pre-paid calling cards (e.g. Sprint), which are available from most supermarkets & petrol stations - full instructions on how to use these are given on the reverse of the cards.

Do you have internet access in the villa?

We have installed a DSL wireless broadband connection to allow you access to the internet from your laptop.  Please note that this service is provided FREE to our guests.  The owners will use their best endeavours to ensure that the service is available for use, but cannot be held responsible for any failures, or non-availability, of communication lines, hardware or software.

Do you have a BBQ?

A luxury gas BBQ has been provided for the use of our guests by the pool.   If you need any additional gas, a propane bottle exchange can be purchased for around $20 from the local garage (1 mile north on US27).  Wal-Mart also offer a similar service.  Guests are responsible for the thorough cleaning of the BBQ after use.  If the BBQ is not clean then our management company will charge us for cleaning it to the appropriate standard and unfortunately we must pass this cost on via deduction from the security deposit.  We cannot be held responsible for any injuries resulting from incorrect usage of the BBQ.

How far away are the main attractions?

The villa is only 10 minutes from Walt Disney World. Sea World is 25 minutes away and Universal 30 minutes.  This is one of the major reasons this is such a sought after area.  After a long day at the Parks you can get the children home and into bed in a matter of minutes!  Please see our Map page for times to other attractions.

Do you know any short cuts?

There is a short cut just past Marker 5 on the US192 that leads to Animal Kingdom and Buena Vista Drive.  Unlike the US192, Buena Vista Drive seems to be clear no matter what time of the day or night.  You can use this route to take you to Universal Studios and West / North Orlando.

· To take this road travel eastbound on the US192.

· As you approach a set of traffic lights just past the Magic Castle Gift Shop (purple with a giant wizard on the roof!!) you will see Marker 5 on your left and a tall MacDonalds sign.

· Turn left at these lights onto Sherberth.  This is a two way road (watch your speed as there are a couple of deceptively sharp bends!) which you follow until you reach a further set of traffic lights.

· Turn right here onto Buena Vista Drive.

What entertainment is provided?

There are T.V.’s in the Family Room and every bedroom.  We have also provided a Sony PS2, a selection of board games and DVD’s as well as a fully equipped Games Room (including full size Pool table, Air Hockey table, Table Football and Dartboard).  DVD's and Sony PS2 games can be hired from the video shop next to the Publix supermarket.  You will need to show your passport or driving licence as well as a credit card to get temporary membership.  N.B. U.K. DVD's will not work in the U.S. and visa versa.

How far away are the nearest shops?

Berry Town Centre is right next door to Highlands Reserve, only 2 minutes drive away.  The centre includes a large Publix supermarket, a liquor store, Chinese & Italian take-aways, hairdressers and a new Appleby’s restaurant.

The Premium Outlet Mall is only 15 minutes away and houses many designer label stores (including: Nike, Timberland, Adidas, Versace, Armani etc.). In addition there are a wide variety of stores on Highway 192.  Please see our Main Attractions page for further information.

Are there any supermarkets nearby?

The nearest supermarket is the Publix which is located on the corner at the traffic lights where you turn right for Highlands Reserve – 2 minutes from our villa (you could even walk there).  There is also a Wal-Mart superstore which is located on US27 just over the junction where the US27 joins the US192 (coming from Highlands Reserve).  Going south on the US27 there is another Wal-Mart, restaurants, garage, banks and lots of other outlets.  This complex is situated going south on US27 about 2 miles after the junction with Interstate 4.

Are there any Restaurants nearby?

There are an abundance of restaurants both on the US27 and nearby on US 192.  Some personal favourites include Sizzler, Outback Steakhouse & Carrabba's Italian Grill.  Other popular venues include McDonalds, Chic Filet, Taco Bell, Red Lobster, TGI’s, Denny’s, along with Chinese, Italian etc, many of whom will deliver.

Are there any medical services nearby?

Hopefully you will not need this, but for peace of mind there is a walk in medical centre at the Formosa Shopping Centre 5 minutes away.  This incorporates a specialist Paediatric unit.  There is also a Walgreen's 24hr Drive thru Pharmacy which is located on the east bound carriageway of the US192 - about 4 miles east of our villa.  You will also find another Walgreen's on US27 about 1 mile north of the US192.

Where can I find a hairdresser?

The closest hairdresser is in the shopping complex with the Publix supermarket (on US27 at the traffic lights where you turn right for Highlands Reserve) and is called Hair Masters – 2 minutes from our villa.

What services are provided?

The villa is professionally cleaned prior to your arrival and again on your departure. The pool and garden are maintained weekly.  The rental charge also includes “normal” use of utilities.

When will we need to put out the trash?

The trash is collected very early on a Monday & Thursday morning.  Highlands Reserve Homeowners Association request that trash is put out after 6 p.m. the night before in a solid container with the lid firmly in place.  Please collect the empty bins from the road side as soon as possible as the Homeowners association will treat uncollected bins as abandoned and take them away.  They will also fine us for any litter found on the property or in the road as a result of bins being turned over by local wildlife.  The cost of any fine or replacement bin will unfortunately have to be passed on to the guest.

Will my possessions be safe in the villa?

Highlands Reserve is considered a very safe area but we can not be held responsible for any money or belongings which are stolen from our villa.  We have, however, provided a safe which you can utilise (free of charge).  The use of the safe does not guarantee the safety of your belongings!!

What if your villa is not available or I require additional accommodation?

We have access to similar quality housing on the same road as our villa, within the Highlands Reserve development and in the local area.  We will happily direct you to the relevant owners.

Are pets or smoking allowed?

More and more people are now affected by allergies of one sort or another.  For the comfort and safety of all guests, smoking is strictly prohibited within the villa.  Additionally, Florida law does not permit guests to smoke within rental villas.  Pets are also not allowed in the villa.

My husband is a golfer but the rest of our family are not.  Is Highlands Reserve still suitable?

Only a couple of our family are golfers, but we chose Highlands Reserve because it appeals to all ages, golfers & non-golfers.  The views over the course provide a real sense of privacy & tranquility yet the villa is only 10 minutes drive away from Orlando’s favourite attractions.  When the golfers are playing, the rest of the family can either play tennis, meet friends at the communal pool or the younger guests can play on the adventure playground..
